The one specific rule is the constitutional "restricted zone" (a strip 50 km / 31 mi from the coast and 100 km / 62 mi from the border): inside it, the purchase is made through a bank trust (fideicomiso), the standard mechanism used along the entire Mexican coastline — carrying the same rights to use, rent, sell, and pass on the property as a direct purchase. Outside the strip, the purchase is direct, in your own name.
